Roof Repair That Fixes the Problem, Not Just the Symptom

Fast, lasting roof repairs for North Shore homeowners. We find the true source of leaks and damage — and fix it right the first time.

Expert Roof Repairs for Every Type of Damage

Roof leaks and damage rarely announce themselves at a convenient time. More often, a homeowner notices a water stain on the ceiling during a rainstorm, finds a pile of shingle granules in the gutter after a storm, or discovers that a flashing joint has pulled away from the chimney during a routine gutter cleaning. When that moment arrives, you need a roofing contractor who will correctly diagnose the actual problem — not just slap caulk on the most visible symptom and call it done.

At IToch Roofing, we have spent 25 years diagnosing and repairing roofs across Deerfield, Highland Park, Northbrook, and the broader North Shore area. We have seen every failure mode a roof can exhibit, and we understand that a leak inside your home rarely originates directly above where the water appears. Water travels along rafters, sheathing, and insulation before dripping onto your ceiling — sometimes traveling several feet from the actual entry point. Accurate diagnosis requires getting on the roof, understanding the flashing system, and following the water path, not just looking for the obvious.

The most common repairs we perform include: missing or damaged shingles caused by wind, impact, or age-related brittleness; compromised flashing at chimneys, walls, skylights, and valleys — the most frequent source of chronic leaks in older North Shore homes; failed pipe boot seals around plumbing penetrations, which dry out and crack over time; ridge cap deterioration, where the exposed top of the roof takes the brunt of weather exposure; valley damage, where two roof planes meet and water concentrates; and ice dam damage, which is a particular concern on North Shore homes during our deep-freeze winters.

We distinguish carefully between a repair that will serve you well long-term and a patch that will fail again in the next storm. A proper shingle repair, for example, does not just nail down a loose shingle — it involves lifting adjacent shingles, examining the underlayment beneath, replacing damaged decking if necessary, and re-integrating the repaired area into the surrounding roofing system. Similarly, a chimney flashing repair done correctly addresses the step flashing, the counter-flashing embedded in the mortar joints, and any deterioration in the masonry itself — not just a bead of caulk along the joint.

We also take an honest approach to the repair-versus-replace question. If a targeted repair is the right answer for your roof and your budget, we will tell you that and perform an excellent repair. If your roof is at the end of its useful life and multiple repairs will cost nearly as much as a replacement while leaving you with an aging system, we will tell you that too. We provide honest assessments and let you make an informed decision.

Our Roof Repair Process

1

Inspection & Diagnosis

We get on the roof and conduct a thorough inspection — examining shingles, flashing, penetrations, valleys, and ridge. We trace the actual water entry point, not just the interior water stain.

2

Written Assessment & Estimate

We explain what we found in plain language and provide a written estimate for the repair. If we spot additional concerns, we note them so you can make an informed decision.

3

Proper Repair Execution

We execute the repair to a professional standard — addressing the root cause, replacing materials correctly, and integrating the repaired area into the surrounding roof system.

4

Documentation & Warranty

We document the completed repair with photos and provide a written warranty on our workmanship. You know what was done and you are covered if the same area has a problem.

Frequently Asked Questions

How much does a roof repair cost?

Minor repairs such as replacing a few shingles or resealing flashing typically range from $300 to $800. More involved repairs — chimney flashing replacement, valley repair, or larger shingle sections — may range from $500 to $2,500 depending on scope. We provide free estimates before any work begins.

Why is my roof leaking if the shingles look fine from the ground?

Most roof leaks originate at flashing points — where the roof meets a chimney, wall, skylight, or vent — rather than from shingle damage. Flashing failure is often invisible from the ground. Active leaks in older homes are very commonly traced to flashing that has corroded, pulled away, or was never installed correctly in the first place.

Should I repair or replace my roof?

Repair is generally the right choice when your roof is under 15–18 years old, the damage is isolated, and the surrounding shingles are in good condition. Replacement becomes the smarter investment when the roof is 20+ years old, has widespread wear, or when repair costs approach 30–40% of replacement cost. We give you an honest recommendation based on what we see.

Can you repair my roof in winter?

Many repairs can be performed in cold weather as long as it is not actively snowing or icing and temperatures are above about 20°F. Shingle repairs in very cold weather require careful handling since asphalt shingles become brittle. We assess conditions on the day of the repair and will reschedule if safety or quality would be compromised.

What is flashing and why does it keep failing?

Flashing is sheet metal (typically galvanized steel or aluminum) installed wherever the roof meets a vertical surface — chimneys, walls, dormers, skylights. It directs water away from those joints. Flashing fails because the metal expands and contracts with temperature, caulk dries out, and in older homes, it was sometimes installed incorrectly. Proper flashing repair addresses the metal itself, not just reseal it.
